Temporary Stay Terms
1. Nature of the contract
The units intended for Temporary Stays at Hamsa House are designed for people who need to reside temporarily in Barcelona for studies, work, professional projects, medical treatment, provisional relocation or other duly substantiated temporary circumstances.
This is not a hotel booking or tourist accommodation. Each stay will be formalised through the corresponding rental agreement, following substantiation of the temporary reason that justifies it.
The commercial description of the spaces as “studios” or “estudios” does not imply that they are independently registered dwellings.
2. Duration
Stays are offered from 30 days and for the period determined in each agreement according to the substantiated temporary reason. Any extension must be expressly agreed and will be subject to the availability of the unit and to the continuation and substantiation of the temporary circumstance that justified the rental. Extensions are not automatic.
3. Requirements
To formalise the agreement, the tenant must identify all the people who will occupy the unit and declare and provide documentary evidence of the temporary reason for their stay in Barcelona. Depending on the circumstances, Hamsa House may request an enrolment certificate or academic documents, an employment contract or assignment letter, an internship agreement, documents relating to a professional project, documents substantiating medical treatment or care, or any other suitable document to substantiate the temporary need for accommodation.
The documentation must be validated before the agreement is formalised. The maximum capacity will be that established for each unit and must not be exceeded during the stay.
4. Rent, deposit and utilities
The monthly rent and financial terms corresponding to the selected unit will be communicated to the interested person before the agreement is formalised. Rent will be paid monthly in advance under the terms established in the agreement. The legally required deposit must also be paid when signing and will be lodged with the competent authority where mandatory.

5. Equipped units
The units are delivered furnished and equipped to facilitate a comfortable stay from the first day. Each type has its own equipment, layout and capacity, which will be indicated in the corresponding listing.

6. Basic rules of use
The unit must be used exclusively for the temporary purpose declared and recorded in the agreement. The following are not permitted:
- assigning or subletting the unit in whole or in part;
- regularly accommodating unidentified or unauthorised persons;
- offering the unit to third parties in exchange for payment;
- listing or marketing it through accommodation platforms;
- using it for tourist purposes;
- using it as business premises or an establishment open to the public;
- carrying out works or alterations without prior written authorisation;
- holding activities that disturb considerate conduct;
- smoking inside the units or in any indoor area of the building. Smoking is only permitted on the terrace designated for this purpose.
7. How to request a stay
- Availability enquiry: indicate the intended dates, number of occupants and reason for the temporary stay in Barcelona.
- Proposal: the team will check availability and send a proposal with the available unit, rent and main terms.
- Documentation: the necessary documents to substantiate identity and the temporary reason will be requested.
- Agreement: once the documentation has been reviewed and accepted, the corresponding rental agreement will be formalised.
- Payment and handover: after signing, the established amounts will be paid and the handover of the unit will be coordinated.
Submitting an enquiry does not constitute a booking or guarantee availability. The contract will only be formalised under the terms established in the corresponding agreement.
8. Identification and legal registration obligations
The tenant and the other occupants must provide the identification data legally required. ROYAL PLAZA BARCELONA, S.L. may register, retain and report such data to the competent authorities where a legal obligation applies to the type of accommodation or rental contracted.
9. End of the stay
The agreement will end on the agreed date. Any request for an extension must be made beforehand and will be subject to availability and to the continuation of the temporary reason. The terms applicable to early termination will be those established in the agreement. On departure, the unit must be returned in the condition in which it was handed over, except for wear and tear resulting from normal use, and all keys and access devices must be returned.

11. Data protection
The data and documents provided will be processed by ROYAL PLAZA BARCELONA, S.L. to manage the enquiry, verify compliance with the applicable requirements and, where appropriate, formalise and perform the corresponding agreement. Full information is available in the Privacy Policy.
